Project Description

The primary purpose for the development was to  relocate Muckleshoot Tribal members home sites closer to their reservation community and cultural center.  Red Plains was hired to design this new residential subdivision providing access to two existing homes and creating 7 new residential home sites.

This project is located within the City of Auburn Washington.  The design and Plans, Specs & Estimates (PS&E) package was developed under the City’s standards, while ensuring Tribal guidelines were met.

Multiple layouts of the site during the pre-design phase were prepared to gather consensus from the City and Tribe to ensure that the development met all stakeholders expectations including a separate ADA compliant pathway connecting the development to the City’s street system.

Of primary concern for the project was a drainage way that conveyed a large quantity of stormwater (generated by off-site developments and Howard Road) through the subject property.  Red Plains Professional effectively worked with the City of Auburn and Tribal staff to successfully design and develop a series of detention basins which diverted runoff into separate systems, allowing for development of the property, while eliminating the disputed responsibility between the City and the Tribe.  This proactive approach garnered praise from all project stakeholders.
